Services for Private Landlords

Are you a private landlord self managing one or more properties?

Some investors opt to self manage their investment property and benefit by appointing a professional property management company to handle the marketing and letting process.  This is often referred to as a “Let Only” service.  Once the tenants are approved by you, we execute the lease documentation and you are free to manage the property.

Ray White MetroWest also offers a menu of other ancillary services to private landlords which make being a private landlord easier.

OPTIONAL EXTRAS FOR SELF MANAGED PROPERTY OWNERS

  • Entry/Exit condition report
  • Routine Inspections including a report and photographs (these are usually conducted every 3 or 4 months)
  • Preparation of Lease & Bond lodgement form 
  • Re-Let Service – Negotiating with an existing tenant and owner to secure a new lease (& bond increase) or giving tenant notice to leave

PROPERTY MARKETING & ADVERTISING

Ray White MetroWest rental properties are marketed in a similar manner to properties we market to sell.  Professional scripting, high quality or professional photos, and a sense of urgency to encourage more applications and give you, the investor owner, more choices.

High quality photography is recommended as we find it is extremely effective in attracting enquiry and the maximum return on investment.  A professional script will also be written highlighting and “selling” the features and benefits your property offers.

Personalized inspections are arranged to meet the demand – not restricted to once a week but scheduled in groups to show greater interest and create urgency around applicants needing to apply for your property as soon as possible.

The property will be advertised on numerous websites which have been selected to maximise exposure.

VETTING TENANCY APPLICATIONS

Some of the tasks Ray White MetroWest will conquer on your behalf

  • Notify our current tenant database of your property’s availability and benefits.
  • Feedback after each open home will be given in regards to not only the level of enquiry but as to comments from prospective tenants.
  • All applications for your property will be confirmed with a 100 point ID check, employment and rental reference confirmed and also a TICA (Tenancy Information Centre of Australia) check, otherwise known as the “black list” of tenants. Applications are processed as soon as possible.
  • All applications will be presented to you and outlining: present employment status, rental history and the terms they are offering.   Rent per week, term of lease and also the date they want to rent the property from.

SECURING A LEASE

Once your approval is given a holding deposit of one weeks rent is paid by the tenant and the lease sign up arranged.

On or before the day the tenants take occupancy a lease will be drawn up and signed along with bond lodgement paperwork.

A copy of all lease documents, applications and contact information is provided to you once complete.  The ongoing management of the property is then handled by you.

PRIVATE LANDLORD’S RESPONSIBILITIES

Provide bank account information to be advised to tenants

Provide entry condition report completed and signed

Provide keys for the property.
