Hi, I’m Krista Sharp. In this video, I’m going to tell you what you can expect when you list your property for rent.
Once a landlord signs up with me, I can have their property online within a couple of hours, as long as I have the photos available.
In my experience, most inquiry comes along when the property is becoming vacant in one-and-a-half to two weeks’ time. There’s no need to advertise six weeks in advance. In fact, when we do advertise properties well in advance, quite often we’ll get an application early on, only to have the landlords disappointed when it’s withdrawn by the tenant because they’ve seen a better property come along.
A lot more properties can be advertised in that six week period, pushing your earlier listed property further and further down the online listings, making it harder to see.
When you do receive tenancy applications, it’s crucial for landlords to make good decisions fast. It’s not unusual for tenants to make applications on several properties at the same time. This is not a time to dilly dally. Make a good decision quickly. Either approve the application or decline it, but do it fast to minimise the chance of losing the application to another property.
